Lately you may have heard that our market is softening. Interest rates are too high. New construction isn't moving. Prices have to come down.
Much of that comes from national headlines. So I went to the local data instead. Boise Regional REALTORS® published its August 2026 reports on September 8. Here's what they show when you compare January–August 2026 with the same months of 2025.
The short answer
- More homes are selling. Single-family sales are up 14.8% in Ada County and 8.6% in Canyon County year to date.
- Fewer homes are for sale. August inventory fell 10.6% in Ada and 4.9% in Canyon.
- Prices are steady, not soaring. Year-to-date medians rose 1.4% in Ada and 3.1% in Canyon.
- New construction is the softer spot. It's taking longer to sell, especially in Canyon County.
Ada County: Boise, Meridian, Eagle
Ada County closed 6,858 single-family sales through August. That's 886 more than the same period last year. Total dollar volume reached $4.67 billion, up 16.9%.

August alone was strong too. The Ada County single-family median reached $595,000, and pending sales rose 11.2%.
Canyon County: Nampa, Caldwell
Canyon County closed 3,680 single-family sales through August, up 8.6%. Resale homes led the way, with sales up 13.5% and days on market down to 34.

Treasure Valley vs. the nation
Here's where the national story and ours split apart. The fairest comparison is resale homes in August, because that's what the National Association of REALTORS® (NAR) reports.

Where the market is genuinely softer
A fair update covers the soft spots too. These are real, and worth knowing whether you're buying or selling.
- Price growth is modest. Ada County's year-to-date median is up just 1.4%. New construction is essentially flat at 0.2%.
- New construction is taking longer. Year-to-date days on market rose to 66 in Ada and 71 in Canyon. Canyon is the only segment where new construction inventory and months of supply both rose.
- Canyon County prices are below their 2022 peak. Its August median of $443,100 sits about 7% below the April 2022 high. Ada County is within about 1% of its peak.
- The summer-to-fall slowdown is seasonal. Ada resale days on market rose from 22 in June to 30 in August. Last year, it went from 23 to 31.

Is the Boise housing market softening in 2026?
Not on a year-over-year basis. Through August 2026, Ada County single-family sales were up 14.8% and Canyon County sales were up 8.6%. Homes for sale fell in both counties. Price growth is modest, and new construction is the slowest segment.

No. Ada County's year-to-date median single-family price was $568,000 through August 2026, up 1.4%. Canyon County's was $438,250, up 3.1%. Prices are steady rather than rising quickly.
How many months of housing inventory does Ada County have?
Ada County had 2.4 months of single-family supply in August 2026, down from 3.0 a year earlier. Resale homes alone had 1.9 months. Nationally, NAR reported 4.9 months for existing homes.
Is new construction selling slowly in the Treasure Valley?
It's the slowest segment, but sales are still up. Ada County new construction sales rose 14.7% year to date, while days on market rose to 66. In Canyon County, new construction days on market rose to 71 and inventory rose 5.1%.
