If you rented in Boise a few years ago, you remember how wild it got. Then rents settled down, and many renters felt they could wait.

That pause appears to be over. BoiseDev reported on September 15 that Boise rents are near record levels again, based on Apartment List data. Here's the story in three chapters.

Why rents keep rising

Jobs bring people, and people need places to live. Micron's $50 billion Boise expansion is projected to support 17,000 Idaho jobs, including 3,500 direct Micron positions. The first chips from the new fab are expected in 2027. Read more about Micron's expansion.

When more households compete for a limited number of rentals, vacancy falls and rents rise. That's what the 2026 numbers show.

Rent vs. own: a side-by-side look

Typical Boise rent$1,425/mo
vs.
New CBH home, Year 1*$1,434/mo

That's nearly the same monthly figure. Before you take it at face value, here's the full picture.

The difference is what you get for the money. One payment builds your landlord's equity. The other builds yours.

*Year 2 and Year 3 figures are my own calculations from CBH's published example, which implies a loan of about $291,500. Your numbers will depend on price, down payment and credit.
