Some buyers want a walkable street and a coffee shop on the corner. Others want an acre, a view of the Owyhees and no neighbors in sight.

The right community depends on how you spend your days. Start with these profiles. Then let's talk about which ones fit you, and rule out the ones that don't.

Downtown · Foothills · North End

The state capital. Walkable neighborhoods, historic character, a real downtown and Foothills trails on the doorstep. The Boise River Greenbelt runs right through the heart of the city.

Tucked between Boise and Eagle along the river. Once a light-industrial strip, it is now a creative live/work/play community. Many Sunnyslope wineries keep tasting rooms here.

Eagle

Luxury · Acreage · Riverfront

Custom homes, horse-country heritage and a prestige address. Many subdivisions are built around man-made lakes and large ponds. Land here is increasingly limited.

Meridian

Shopping · Parks · New Communities

Idaho's second-largest city. Master-planned communities, parks, shopping and plenty of new construction at every price point.

Star

New Construction · Open Space

A fast-growing small city with room to breathe, between Eagle and Middleton. It offers attractive acreage estates and a large share of new construction.

Kuna

Small-Town Feel · Micron Corridor

Small-town feel, filling in fast, with access toward the Micron corridor. It's also home to Trilogy, a 55+ resort-style community.

An emerging acreage and luxury corridor on the valley's west side, with I-84 access via Caldwell. One of the valley's growing areas.

A growing city of contrasts, from railway heritage to river acreage pockets, with strong value. Part of the Sunnyslope wine corridor lies within its reach.

Caldwell

Downtown Revival · Wine Country Gateway

At the valley's western edge, near Sunnyslope wine country. Its revitalized downtown has new restaurants and breweries, plus the College of Idaho.

Acclaimed restaurants, the Sunnyslope Wine Trail, the lowest resale entry point in the valley

Sunnyslope & Snake River

Wine District · Snake River Acreage

Idaho wine country, between Lake Lowell and the Snake River, across parts of Marsing, Nampa and Caldwell. Vineyards, acreage and canyon views. One of my favorite parts of the valley.
