The Rental Market

Rental demand is strong again.

Boise apartment rents have climbed back to near their 2021 record. In August 2026, rents here grew faster than in any other large U.S. city except San Francisco and Oakland.

Vacancy is also at its lowest level since early 2022. For investors, that means steady demand from tenants.

Major employers

Micron is building two leading-edge fabs in Boise, with output from the first scheduled for 2027. Micron expects its plans to create over 17,000 new jobs.

Construction crews

Large projects bring contractors who need short- and medium-term housing. Meta's data center near Kuna had over 1,400 construction workers on site at its peak.

Supporting businesses

Suppliers and service companies are following these projects to the valley, bringing their own employees.

    Land held for appreciation

    An investor bought several bare-land lots in a luxury community, expecting them to appreciate. A few years later, I sold the lots for him, some with build contracts in place with local builders for specific clients.

    A rental portfolio, bought from overseas

    An overseas client trusted me with the whole process, from finding the homes to closing. He bought five single-family homes and townhomes as rentals, managing everything from overseas. He chose Boise over San Francisco and Los Angeles, where he had traditionally held investment properties.

    Duplexes for out-of-state investors

    Several out-of-state clients have bought duplexes with me. It's a popular first step into investing, with two rental incomes from one property.

    Two fourplexes, renovated before sale

    A seller owned two four-unit buildings that were very run-down. He felt overwhelmed by the idea of renovating, and planned simply to sell them as they were.

    I went through the numbers with him and gathered renovation quotes. Then I ran price scenarios for selling as-is and for renovating first. They showed that, if he was comfortable with the project, renovating would bring a better return.

    He chose to renovate. I introduced the contractors and helped him keep an eye on the project. Once the work was complete, I listed the properties for sale.

    Out-of-state clients have bought second homes here, and homes for a son or daughter to live in while studying at Boise State University.

Can I buy investment property from out of state or overseas?

Yes. I've helped many out-of-state investors, and one overseas client who bought five rental homes and townhomes while managing the entire process from abroad.

Contracts can be signed electronically, through services such as DocuSign, whether you're out of state or overseas. Live video tours and clear communication do the rest. Closing documents can often be signed remotely too, depending on your lender and title company.

Can you help me renovate an investment property?

Yes. I can gather quotes, run price scenarios for selling as-is versus renovating first, introduce trusted contractors and help you keep an eye on the project. I did this for a seller with two run-down fourplexes, who achieved a better return by renovating before selling.

Can you help me find a property manager?

Yes. For every client who buys an investment property with me, I recommend a short list of local property management companies and make the introductions. Your rental is looked after, even if you live far away.

Should I buy a home for my student at Boise State?

Some families do, rather than paying rent for several years. Whether it makes sense depends on your goals, budget and timeline.
