The Boise area (Treasure Valley) has been a highly desirable place for Buyers for several years now. Our inventory is low, and as such, the average time on market is less than 60 days. This means many homes in the lower price points (think first time buyer home) go fast and often within 7 days of listing. Higher price points vary, but in most cases we are still in what is classed as a Sellers Market.
The old adage, Supply and Demand, rules the day!
So how to get ahead of the pack? Work closely with your Realtor. For instance, I am associated with a large local Brokerage, and I network with my colleagues, thus I often know about listings that will be ‘coming soon’. I also market directly to specific neighborhoods that my clients are interested in, to see if I can ‘tempt’ a Seller into listing their home… I have lots of ‘angles’ to play, on my buyers behalf, to help them stand apart from the ‘crowd’ and ideally ‘win’ in securing the home of their dreams.
