The ‘luxury’ end of the real estate market has enjoyed tremendous growth here in the Treasure Valley. Driven by both the prosperity of the Treasure Valley (low unemployment, excellent commercial growth and investment), and with the influx of people from out-of-state, the demand for high-end homes has been truly amazing.

For example, in 2016 in ADA County (Boise, Eagle, and surrounding small communities), there were only 38 homes sold at over $1 million. Of these, the highest priced home was under $2 million.

In 2023 we had 675 sales over $1 million, of these, 440 were existing homes, and 235 were brand new construction.

Amazingly the average days on market for these homes was 36 days for existing homes, and 49 days for new construction! So as you can see, luxury homes in our area are under high demand, as is land for new luxury custom builds.

As of January 2024 the highest priced home for sale in ADA County is a home currently being constructed in the foothills of Boise; it is listed at $7,800,000.00. It is a luxury modern masterpiece in the making!

Historically, Idaho has seen quite a few luxury estates in the McCall/Donnelly community, and in the famous Sun Valley/Hailey ski community, selling for many millions of dollars, but this demand/growth within the Boise area is quite something! The lure of a smaller, rural community, with low crime and a strong commercial base, great restaurant’s and so many outdoor activities and adventures on our doorstep, has clearly enticed many to make the Treasure Valley their home!
